Why 95% of AI-generated real-estate video should be deterministic

Fully generative video is a demo, not a product. The template is the build; the listing is the payload.

Every AI video demo looks the same: a prompt goes in, something cinematic comes out, the room applauds. Then you try to ship it to a real-estate agent who needs forty of them a year with the brokerage logo in the corner, and the demo falls apart.

Agents don’t want a video. They want their video — consistent motion, consistent pacing, the brand where the brand goes — with the only variable being the property. That is a template problem, and the AI tools that will win in this market are the ones that admit it.

What “deterministic” means here

In Studio 3Sixty5’s media engine, the target is that at least 95% of the delivered motion is predetermined: camera moves, transitions, timing, text placement, the narration structure. The AI fills the slots — which photo, what the narration says about this kitchen, how the staging looks — and nothing else.

That sounds like a retreat from the generative frontier. It is the opposite. It moves the model to the places where it adds value (understanding the property, writing about it, cleaning up the photos) and away from the places where it adds variance (deciding, every time, how a video should move).

Three things that happened when we switched

  1. Quality went up. Not model quality — product quality. The output stopped surprising people.
  2. Cost went down. A template renders faster than a free-form generation and fails less often. Fewer retries, fewer wasted frames.
  3. Brand became a config. A brokerage’s look is a template parameter, not a prompt-engineering project.

The pattern is older than AI

I did a version of this at Sprint fifteen years ago: one Android build, with the carrier brand delivered as an OMA-DM payload instead of compiled in. The instinct is the same. Find the small part that varies, move it out of the expensive thing, and make the expensive thing boring and reliable.

The competition for an AI video product in this market isn’t other AI video products. It’s CapCut and Premiere, and the way to beat them is to be a better template engine with a model inside — not a worse model with a template bolted on.
